What is Investible Score?

A higher score means higher return probabilities and less execution risk in the project. The investible score measures the risk and return of the property. It measures current price productivity, which means if it is fairly priced, under-priced, or an overpriced property. And what are the property's prospects for growth and future price appreciation, based on how the future infrastructure connectivity in the economy influences the property? It also measures the execution risk in the property that represents the probabilities of delay and defaults in the timely delivery of the project based on developers' and projects' performance ratings.

How Investible Score works?

Future price appreciation is measured by adding the nominal return & the return due to the upcoming infrastructure influencing the project.

The nominal returns are estimated by measuring the properties current price productivity, calculated using the rental yields.

Future infrastructure projects are mapped to calculate travel times across CBDs, with a price-time regression estimating project appreciation.
