    • Automated Valuation Model (AVM): Property Science provides "Desktop Valuations" based on a proprietary predictive algorithm (Urban Price Setting Model).
    • Not a Physical Appraisal: You acknowledge that a Desktop Valuation is performed without a physical inspection and relies on available primary and secondary data.
    • Reliability:While we strive for high accuracy using K-mean clustering and regression models, valuations are estimates. Factors such as unusual site conditions, internal renovations, or rapid micro-market shifts may affect accuracy. For high-risk transactions, a "Full Valuation" by a certified professional is recommended.
  3. 3. Intellectual Property and Proprietary Rights
    • Ownership: All data, reports, layouts, trademarks, and valuation models are the exclusive property of Liases Foras.
    • Restrictions on Use: You are strictly prohibited from:
      • Copying, duplicating, or reselling any reports or data points.
      • Using automated means (bots, scrapers, or spiders) to access our resources.
      • Reverse-engineering the valuation algorithms or recommendation engines.
    • Commercial Use:Unauthorized commercial distribution of our data is a violation of these terms and may lead to criminal or civil liability.

    • Accuracy of Information:You agree to provide accurate data (address, unit size, age, etc.) when requesting a valuation. Inaccurate inputs will result in unreliable reports.
    • Account Responsibility:You are responsible for all activities occurring under your account and for maintaining the confidentiality of your login credentials.

    • Service Fees:Prices for valuations (e.g., ₹499 or ₹799 per report) are as stated on the Website and are subject to change.
    • Taxes:All purchases are subject to applicable GST
    • Refund Policy:Once a valuation report is generated and delivered to your dashboard or email, no refunds will be issued. The service is considered consumed upon the provision of the data.

    • "As-Is" Basis:Services are provided without any express or implied warranties.
    • Financial Decisions:Property Science and Liases Foras are not liable for any financial losses, investment failures, or lending defaults resulting from the use of our valuation reports. The data is for informational purposes and does not constitute a recommendation to buy, sell, or lend.
    • Validity:Desktop Valuations are typically valid for 90 days. We are not liable for inaccuracies caused by market volatility beyond this period.

    Your use of the Website is also governed by our Privacy Policy. By providing your contact details, you consent to receive communications regarding your reports and occasional service updates from Liases Foras, unless you follow our "Opt-Out" procedure.
